Rent Invoice Template
A clean monthly bill for landlords and property managers: the property and period identified, rent and any pass-through charges as line rows, a late-fee line that stays visibly empty when paid on time, and the total computed. Tenants pay more reliably against a document than against a memory, and at year end the stack of twelve is the income record.

Twelve invoices are a ledger in disguise.
Issue the invoice on the same date every month — the 25th for the 1st works well — and file a copy per unit. By December you have a per-property income ledger that drops straight into Schedule E, with vacancies and late fees already visible as gaps and filled lines. Small landlords lose more to reconstruction-at-tax-time than to any tenant.
Keep the tone administrative, not personal. A numbered invoice from “Maple St Property” collects better than a text from Dave, even when Dave owns the place. The document does the asking so the relationship doesn’t have to.
