The FAA side

Two documents change hands — this one holds the terms.

Aircraft are the one sale where the government supplies its own bill of sale: FAA form AC 8050-2 must be filed with the Aircraft Registry in Oklahoma City to transfer the N-number registration. But 8050-2 carries no price, no hours, and no condition terms — which is exactly what this document records: the money, the airframe and engine times at delivery, and what conveys (logbooks, avionics, spare parts, hangar items). List the logbooks explicitly — an airplane without complete logs is worth dramatically less.

For most sales a pre-buy inspection and a title search (liens registered with the FAA) come first — and larger deals typically close through an aircraft escrow service.

Where the money is concerned, aircraft sales reward formality: most states levy sales or use tax on the transaction (a few exempt casual sales — your state’s rule is worth a phone call), and the price on this document is what the assessor will ask for. Insurers, too, will want the signed record with the airframe and engine times at delivery.
