Title or deed?

Know which kind of property you're selling.

Manufactured homes are the one item in this library that can be either kind of property. A home on rented land (a park lot) is usually personal property with a DMV-style title — the bill of sale supports that title transfer. A home permanently affixed to land the owner also sells is often realproperty that transfers by deed, and this form alone won’t do it. That split varies by state, so check before money changes hands.

Identification matters more here than anywhere: a multi-section (double-wide) home has a serial number for each section — list them all — plus the red HUD certification label on the exterior of each section. Park name, lot number, and what stays with the home (skirting, sheds, appliances) belong in the additional-terms box.
